Our building has dozens of these Magic Pak MGE "through wall" packaged furnace/ac units. There is a louver on the outside of each unit. There is caulk on the outside of the louver, sealing the edges of the louver to the trim/siding of the building. Fairly quickly after the building was built, this caulk started cracking and peeling. Is this exterior caulk required to prevent water from entering the wall behind the siding during rain? Or are these units set up in such a way that there is flashing or other drainage behind the louver or sleeve to prevent water intrusion with rain? The install manual for the louver mentions caulking the top and sides of the louver (and leaving the bottom open for drainage), but the language makes it sound like its optional. If the caulk needs to be redone and maintained, is the a certain type that works best in this application?
