I frequently visit the forum and value all of the experience everyone has to offer.
Property:
I have 3 of the following types of buildings.
All 3 bldgs are identical
1960 6 unit apartment bldg
3 floors
1 central boiler heating the entire bldg
1 indirect water heater supplying the entire bldg
Weil Mclain Ultra 3 condensing boiler
NG
230,000btu
6 zones providing FTBB heat to the apartments
1 zone for DHW
The boilers are 12 yrs old and 94% efficient
Theyre great when they work!
Issues:
Motherboard replacements x2
Heat xchangers x 3
Many technicians aren't familiar with the programming
Parts are specialized and not always readily available
NG usage ranges from 50 therms in the summer to 300 therms in the winter
For every boiler that goes down, I have 6 families without heat and hot water (not good & very stressful)
Question:
What would you replace it with when the time comes?
Should I consider a simpler type of boiler?
Something with widely available parts at all time.
Something any technician would be familiar with.
Something with superior reliability?
Although the current boilers are directly vented out the side of the buildings, I do have a chimney available that the previous boilers used.
All advice greatly appreciated.
