I have a relatively new commercial building with 6 Trane units on the roof for the occupied space. In the less than 2.5 yrs since the brand new units were installed, I have incurred probably close to $10K in repairs. One unit in particular seems to be a total lemon. Since we occupied the building it has had the following issues: bad bearing in the blower motor (possibly due to improper grounding and arcing through the bearing), bad bearings in the fan, control board failure, excessive vibration in Circuit 1 resulting in holes developing in the copper tubing and total loss of refrigerant (this happened 3 times), and most recently some contactors gone bad. In order to finally correct the excessive vibration issue, we replaced the larger compressor in the unit. Trane was completely unsympathetic and not even willing to cover the labor for this last repair, which included a crane rental charge.
While doing the repair my HVAC guy noticed that the larger compressor was only slightly larger than the smaller one. He said he verified that the smaller one was approx 6.9 tons, whereas the larger one that he replaced was about 7.5 tons. Since the unit itself is identified as a 17.5 Ton RTU, he thought the larger compressor would be around 10 tons. He estimates the total of this unit is closer to 14.5 tons and not the stated 17.5 tons. Is this not the way the total tonnage is calculated, can someone shed some light on it? My hope is that the unit does not meet the stated specs and I can go back to Trane for a new unit, but I imagine I am just pissing in the wind here.
