3.5 year old Trane Coil Failure

I have a 5 ton Trane 4TTR4060L1000A that's roughly 3.5 years old installed in a commercial building located in Orlando, FL. The unit runs probably 7-8 months a year. The outdoor condenser (Spine Fin) has failed and needs to be replaced. We have a service contract with a local dealer who installed the unit. They say that it's not under warranty as it's used in a commercial application. To my knowledge, the coil has never been cleaned. Could this have resulted in the failure? I'm just a bit frustrated that a (practically) brand new unit has already failed and requires $2k worth of repairs!
